  • Percentage of gross. You and the manager share the upside. A strong month pays you more. Ask what the percentage covers, because a low headline rate that bills cleaning, guest supplies, and maintenance on top is not cheaper.
  • Guaranteed rent. You take a fixed amount every month regardless of bookings. The manager carries the booking risk. Predictable, but confirm the term and any conditions before you sign.
